Acquisitions

Acquisitions are made quickly and decisively. The predominant number of our purchases are not reliant on bank funding, enabling decisions to be made without the need of a formal valuation. The examples below show the types of property that we will consider:

Residential Investments:

The Company will purchase any residential investment from single dwellings to substantial portfolios. There is no upper limit in terms of lot size and generally speaking we will purchase between 75% and 90% of open market value depending on the risk profile of the opportunity.

Development Opportunities:

The Company will consider development opportunities including conversions from one off bespoke dwellings through to substantial sites with a gross development value of up to £50m. Charterhouse will also acquire partially complete developments where other developers have had their funding withdrawn.

Off Plan Purchases:

Charterhouse will purchase commercial and residential investments off plan within London and many parts of the South East.

Planning plays:

The Company will purchase sites or investments which may have development potential which is not yet realised.

Reversionary Properties & Sitting Tenants:

Our funding capability also enables us to purchase sitting tenancies throughout the UK. The company will also purchase life tenancies, including tenancies created pre- regulation.

Third party equity provision:

With a shortage of development finance other developers may have sites which they are in control of but lack the funding to undertake the complete development. In these instances we will consider entering into a joint venture arrangement.

Company Purchases:

Charterhouse has experience in purchasing companies as well as physical property assets. We will also consider equity provision where funding shortfalls exist within an operational company.
